Builders have their own supervisors and inspectors checking work as it goes, but their incentive is to keep the schedule moving. A subcontractor crew working four or five sites at once doesn’t always catch a wiring run that’s off, or a duct that got kinked when insulation crews moved through. We’re not on the builder’s payroll and we’re not trying to hit a closing date. Our job at this stage is to independently evaluate the visible construction, identify concerns before they’re covered, and report our findings directly to you.
What Is a Pre-Drywall Inspection?
A pre-drywall inspection happens after framing, plumbing rough-in, electrical rough-in, and HVAC ductwork are complete, but before the walls close up around them. It’s the one point in the entire build where all of that work is still visible. Once the drywall goes up, checking any of it again means cutting into a finished wall.
We inspect for missing or improperly installed structural connectors, wiring that’s routed incorrectly or left exposed where it shouldn’t be, ductwork that’s kinked, undersized, or poorly sealed, and plumbing rough-ins that don’t meet code. Because we’re independent of the builder, what we find gets reported straight to you, on a schedule that answers to you, not the construction timeline.

Does this replace my final walkthrough or closing inspection?
No. A pre-drywall inspection only covers what’s visible before the walls close. You’ll still want a full inspection closer to closing, and an 11-month warranty inspection after you’ve lived in the home for a while.
Will my builder allow an independent pre-drywall inspection?
Yes, in the vast majority of cases. Third-party pre-drywall inspections are common enough in this market that most builders are used to scheduling around them. If your builder pushes back, that’s worth paying attention to on its own.
