Townhome Inspections in Charleston, Summerville & the Lowcountry
Buying a townhome? Shared walls and HOA-maintained areas can make townhome ownership different from buying a detached house, but the property still contains major systems and components that should be independently inspected before closing. Get an experienced, licensed Certified Master Inspector® on your side before you buy. Patriot Home Inspections provides thorough townhome inspections, easy scheduling, thermal imaging, detailed digital reports, and results delivered within 24 hours.
Townhomes can blur the line between detached-home and condominium ownership. You may be responsible for the roof, exterior, structure, and property surrounding your unit, or an HOA may maintain some of those components. Our job is to independently evaluate the visible and accessible systems and components associated with the property so you understand its condition before closing. We identify defects, safety concerns, maintenance issues, and components that may require repair or further evaluation.
What Is a Townhome Inspection?
A townhome inspection is an independent evaluation of the visible and accessible systems and components of a townhome before you complete the purchase. Depending on the property and ownership structure, we may inspect the roof, exterior, structure, electrical system, plumbing, heating and cooling equipment, attic, interior, installed appliances, and other accessible components.
Unlike a condominium, where many building components are commonly owned by the association, townhome ownership can include substantially more of the structure and exterior. Exactly where your responsibility ends and the HOA’s begins depends on the property and its governing documents.
We’ll clearly identify what we were able to inspect, document significant concerns, and note areas or components that were inaccessible or outside the scope of the inspection.
What to Expect
Know What You’re Buying Before You Close
Townhomes can have many of the same problems found in detached houses, along with concerns associated with attached construction, shared walls, HOA responsibilities, and closely spaced neighboring units.
Roof leaks, plumbing problems, electrical defects, HVAC issues, moisture intrusion, structural concerns, and improper repairs aren’t necessarily less important simply because the home shares a wall with another property.
At Patriot Home Inspections, we evaluate the accessible systems and components to identify defects, safety concerns, maintenance issues, and conditions that may warrant additional investigation.
Our goal is simple: give you a clearer picture of the townhome before you make it yours.
Townhome Inspections Are Different
A townhome describes the style of the building, not necessarily how the property is legally owned or maintained. Depending on the community, you may be responsible for components that an association would typically maintain in a condominium development.
Some townhomes are legally structured as condominiums, where the owner’s responsibility may generally begin from the studs inward, while the association may be responsible for components such as roofing, siding, windows, exterior doors, balconies, decks, and patios.
Others are structured more like single-family homes, where the homeowner may be responsible for the roof, exterior, structure, and other major systems.
Responsibility can vary for:
Roofing and exterior walls
Windows and exterior doors
Foundations and structural components
Balconies, decks, patios, and porches
Plumbing and drain lines
HVAC equipment
Attics and crawl spaces
Your HOA documents ultimately determine ownership and maintenance responsibility. Buyers should review those documents carefully before closing.

Townhome inspection faq
What Homebuyers Ask About Townhome Inspections
Answers to common questions about HOA responsibilities, inspection coverage, shared components, reports, and what to expect.
Do I really need an inspection for a townhome?
Yes. A townhome contains many of the same systems and components as a detached house, including electrical, plumbing, HVAC, roofing, structural components, appliances, and interior finishes. Attached construction doesn’t eliminate the possibility of defects or expensive repairs.
Is a townhome inspection the same as a condo inspection?
Not necessarily. A townhome describes a style of construction, while condominium generally describes a form of ownership. Depending on how the property is legally structured, a townhome owner may be responsible for substantially more of the building and exterior than a condominium owner.
Do you inspect the roof and exterior?
When those components are safely accessible and within the scope of the property being inspected, yes. HOA ownership, access restrictions, and property configuration can affect what we’re able to inspect.
What about the shared wall between townhomes?
We inspect visible and accessible conditions associated with the shared wall from within the property. Components concealed inside the wall aren’t visible during a standard home inspection.
Who is responsible for repairs, the owner or the HOA?
That depends on the community’s governing documents. Responsibility for roofs, siding, windows, doors, foundations, balconies, drainage, and other components can vary considerably between developments.
Should I review the HOA documents before buying?
Yes. Review the governing documents, maintenance responsibilities, financial information, insurance coverage, recent meeting minutes, and information about pending or anticipated assessments when available.
How much does a townhome inspection cost?
Pricing depends on the townhome’s size, systems inspected, and complexity. Call 843-386-9100 for a quote based on your home.
