Voting Question: Breaking of my lease!!!!?
I live in Maryland, and i resided in a townhome owned by complex property management company. Long story short….I moved in August and my lease was not up until the following March, however i moved because new property management took over and were failing to comply with my needs. The old management told me that they would replace my kitchen because it was falling apart, they also said they would fix my bathroom,ect.
The other issue was that they started letting in lower class people, and the area started to become trashy let alone i started to get roaches, and Mice. I kid you not i killed 23 mice in a matter of 2 weeks. I spent $263.00 on pest control prooducts and traps. I have two small children and every time i would contact the rental office, they would put me on the waiting list for an exterminator. However never sent anyone out. Well any how i have the property manager come and check out my townhome in regards to the kitchen, she did a walk through inspection and told me she had to speak to corporate and they would let me know about remodeling.
However, i would have to pay a little extra a month for this to be done. Any how, i moved out didnt pay the rent, called and told them what i was doing, and they kept my security deposit of 1300.00. Well now i am being taken to court for 1789.00 because they are charging me rent until someone else was able to move into the home. I dont see how it is my fault it took so long to re-rent, when after i moved out two weeks later, they remodeled the kitchen and the bathroom, mean while this is what i wanted them to do for me….I was nver charged for damages or anything because i cleaned the place myself before i left. I am only being charged rent. I thought it was enough that they kept my security deposit, but now they want more. What can i do when i go to court to make me look better…

I took pics of the mouse droppings that were behind the furniture, and the holes they chewed in my walls. I also took pictures of the mouse dropping and dead mice under the stove..also they were suppose to give me a stove and never did…help
Also I wouldl ike to add that my water heater released gas into the home twice which was replaced because the mice ate the wires. The under carriage of the sink was duct taped….the oven was not working because the mice ate the wires. I had them come twice to check for mold….my daughters both had allergies and asthma and since we moved they have not had any issues

Is she responsible for the Pest Control Inspection cost? This is a short sale the owners turned it over to the bank because they owe more than they can sell it for. Since the bank has taken over can we still ask them to split the cost?????

Resolved Question: what insect leaves gritty sawdust type substance?
We moved to a new home (VIC, Aus), which we had a pest inspection done prior moving in (nothing noted about what I have found). Inside the built in cupboard and inside the mailbox ( wooden frame, brick exterior) I found loads of gritty sawdust type stuff but no wood damage. Its dry and crumbly. I cannot see any sign of insects.
What is it and is it a problem?
And do you think the pest inspector should have noticed it?
Thanks, I googled Carpenter bees but its not them. There is no sign of damage to wood and when I used the wood sawdust it was more as a discription. I dont think it is sawdust - more likely some sort of fecal matter or shedding? Its similar looking to chunky coffee grinds, but not that dark in colour and not wet. Gritty sawdust seemed best way to discribe it.
I meant “word” not “wood” ….
