Open Question: I bought a 4 yr old house and the a/c is not working. Do i have any recourse with the owner or the inspector?
I was told I didn’t need the home warranty since it is only 4 years old by my real estate agent. The inspector took a picture of the dirt and debris by the the filter that was dirty. In this picture I can see water stains. There are also water stains inside the bottom panel . When we did the final walk through before closing, I was told it is too hot and the real estate agent said the air conditioning was working when only the fan was blowing. An a/c technician told me it needs freon , charged it and charged me over $100.00. It is not right that I am getting stuck with a bad Air conditioner when the house is only 4 years old, I was mislead by my real estate agent and I paid an inspector $300 who I feel did not do his job. Shouldn’t the inspector have noticed the water marks and said thisunit was leaking water because it previously froze up ?. Do I have any legal recourse with the agent, owner or inspector? Who do I contact? The real estate broker, the inspection company or a lawyer? How much time do I have?
