Open Question: Can I sue my realtor or seller?
My boyfriend and I just bought a house. The realtor/seller told us that all of these things would be done after signing and they have never been done. Should I just write them a certified letter warning that if these things don’t get done that we will sue, or just hire a lawyer. Here are just a few of the items that we are having problems with…
The privacy fence was redone, except for a corner of the fence that is still the old fence, he said this would be repaired, and it still isn’t.
The old driveway was to be pulled out and dirt layed down, still not done.
The roof is brand new, but the inspector said that there are still spots up there with old shingles. In the contract it was stated that all inspection issues would be taken care of by the seller, still not fixed.
The floors were sanded and to be refinished. There are two rooms and the hallway that are still not sealed, just raw wood, and the wood they did seal, doesn’t have enough coats on it, and looks like crap. Still not fixed.
There are tree stumps everywhere that were to be pulled up, none of them have been.
A window in a bathroom was supposed to be replaced, and still isn’t done.
There are building materials in the front yard that were promised to be hauled away, still there. We will have to pay to have this hauled away.
And there are light fixtures on the outside of the house that are just hanging by wires, never fixed.
And a ton more shotty, shotty construction that was brand new in the home, that we would like to address.
What is the proper way to go about making this correct and what are our rights? HELP!!!
I have all of the promises in emails sent to me by the realtor/broker? Will these hold up?

Open Question: I am a few days to closing escrow and I discovered the roof shingles are coming off! What options do I have?
The owner did not state anything wrong with the roof in disclosures, but my home inspector noted the roof needed repairs in a rear area. Owner agreed to repair but now large parts of shingles during a wind storm came off in the front of the home! I need to know is this a reason to postpone escrow, and if the owner refuses to fix the whole roof and amend purchase price can I pull out of deal without loosing my down payment?
Isn’t roof damage under safety and security issues on a home sell/purchase. I am sure that I should not be the one fixing any roof problems. Since shinles are coming off, this provides for probable leakage.

Open Question: pls read it completely for god sake n tell me.. is this my fault to love her truly..?
first time i met her with my cusin sister.2nd time i met her in my cusin`s (brother) marriage. infact she is my cusin(sisters) best friend as well as relative. she is preparing for her msc entrance exam..

after the marriage celebs over, she went to her home town then she message me dat “prasu can u pls do me a favour..?” before dat when i met her 2times she asked about my work profile etc…

when i got the msg, i just called her then she said the sad story of her, infact that was not at all a sad story. that was her life..

her brother 26, he left his home, since last year may. now he`s been missing. but her parent doesn`t filled any complanit in P.S till now.coz( they worried if they give any mising report her son wud be in probs…) she told me dat he was intrested in regious life. after she said i asked his photo n all his details n i gave to my friend, his cusin is working as Sub-inspector of Police…
days were going so fast n i used to chat with her in phone day by day….. as i just forgot that i fall in love with the lady… many times i sent messages to her dat i like u…onedays she msged dat ur my best friend
on one day suddenly she msged me dat how i looks like..? i replied u look like a princess, sweet, n sexy.. i used to call her with nickname as “sweetto” den she said be in ur limits….
n then she doesnt speak to me for 3days… 1day i called her den she said”dnt put much more expectations on me, i have my probs, untils exams iam not gonna be in touch with noone, so pls dnt call or msg me, if there is anythng then speak with ur sis bt pls dnt call me” as she said me onthe phone directly…

after some days again she started speaking to me everythng was just gng fine… oneday i called directly her parents to ask dem to give mising report in PS, coz she told me manytimes dat her mother is just crying n crying, i even spoke to her on d day.. i said dem “u people dnt worry, iam sure he`ll comeback soon,” i just convnced her dad he said i`ll come to d city n we`ll giv mising report…. on the day i just called her n said her this is what i spoke to her dad. then she was very angry on me, she said “from now dnt call me.i can take care of my parents, u dnt think abt me. dnt waste ur time consentrate on ur studies.” she just said this onthe phone…

so tell me guys is this my mistake to call her parents..? or isthis my mistake to love her like this? i cant see her in dpression she mised her bro. lot. …. n i love her lot…
