Open Question: Frame Damage on lease turn in - no accidents or body damage?
3 days ago, I traded in a leased Honda Civic early and leased an Accord. The dealership just called to report they found frame damage (actually structural damage as it is unibody) on inspection and I owe them the repair cost of $1400. I was never in an accident, only did routine maintenance. Is is possible to damage the frame without any other damage to the vehicle? I did sign a disclosure reporting stating there was no structural damage.
Resolved Question: Mortgage offer - retention help?
I have had an offer accepted on a house and have had a full structural survey carried out. The surveyor down-valued the house and has advised the bank to put a £5000 retention on the mortgage. It needs a lot of work doing on the house so I understand why the do it. I just need this explaining to me in basic terms cause I can’t seem to speak to a member of staff at my bank who actually have a clue what they’re talking about.
So just so I’m clear on what a retention means am I right in thinking for example….
Borrowing £100,000 but retention of £5,000
Lenders then give you £95,000 so you can exchange and you stump up the extra £5K initially.
Once works carried out within the 6 months and re-inspection carried out, the bank then give you the extra £5K to make up to the full £100K being borrowed.
I’m being told different things by different people and am losing patience with my bank!

I bought my house in 92 thru MSHDA/FHA, HUD appraisal, passed on private inspection due to required city inspections and certs of occupancy. these inspections were waved by FHA after I passed on private inspection. was not informed of this prior to closing, just thought everything passed. refinanced 7 years ago conv. mort. had appraisal done then. recently discovered major structural damage caused by city approved and required contractors thru block grant rehab in 85 for previous owner. Also passed all city inspections for that work. load bearing structure and floors are collapsing under mechanicals and over nat. gas and water supply lines. city would revoke C of O or condemn if found, have no job, no money, can’t find any gov help anywhere, owe $44,000 worth about $4000, what are my options? never late, excellent credit, trying to save fico, but can’t live here anymore.
this house is on a very tight nasty crawlspace, no one ever looked under house.
not due to lack of maintenance! heating contractor dug between 2 of the 3 main supports under beam causing them to cave in, they also cut at least 2 floor joists to install forced air furnace in new location after removing oil burner in hallway floor, never framed anything back in, just sheeted over it. inspectors never looked under the house.
Built in 49 cross bracing was never nailed on bottom, half the floor joist are only sitting on beam by 2 “, never should have passed when built, rehabed in 85 by city, i bought in 92 refi in 03
