going to be selling my house, hopefully the For Sale by Owner way and I know im not the one that needs to have the home inspection done, the buyer does that, but im just for my own benefit and heads up going thru a preliminary checklist and Furnace Filter is on it, I didnt know if I had one since I had gas heat and vs. Oil that would be going and burning thru a filter, its not, its gas.

Resolved Question: In VA, can a landlord advertise your apt for rent before you have given written 30-day notice or are evicted?
My neighbor is renting a townhouse (we’re in Virginia), and she came home the other day to a “For Rent” sign out front. She has been unable to pay this month’s rent due to an on-the-job injury which kept her out of work for a couple weeks last month … not long enough for Worker’s Comp or short-term disability, but long enough to put her behind financially. When she explained this to the management company, a woman there was very rude and considered everything she said to be nothing but an “excuse” not to pay the rent. My neighbor is finally catching up and has been able to borrow the rent, and she has found a roommate/good friend that is willing to move in, pay the rent, and help her out next month after her surgery and until she gets back on her feet; she hasn’t told the mgmnt company this yet because every time she speaks with a certain individual at their office, she’s rudely told that they don’t want to hear her “excuses”…I honestly don’t consider being out of work for a back injury an “excuse”. She had an MRI for her back, and it showed another problem (cancer) for which she now requires major surgery, which is scheduled for the end of this month, and which will put her out of work for 2-3 weeks, again.She called and left a message at the mgmnt ofc (purposely so she wouldn’t have to listen to the woman there belittle her and call her new problem just another “excuse”), and her phone msg to them stated that she might have to move because of the upcoming surgery, which would put her out of work and unable to pay the rent unless she found help, and that this month’s rent would be paid, Although she did get a 5-day pay or quit, the management company has not begun eviction proceedings. On the same day that she came home to the “For Rent” sign, there was a note in her door from them asking her to let them know what date she would be moving out. She got a letter from an attorney’s office yesterday demanding payment of the rent plus court costs. How can they ask for court costs if they have not been to court? And how can they rent out her townhouse if she has not been evicted or given them written 30-day notice? Isn’t it up to the court whether or not she gets evicted, not the landlord? Do they have the right to try to rent the place out without knowing if or when she will be moving out?

BTW, there is a major safety violation (the deck, which is a second-floor deck, is falling apart and is very unsafe) … she brought this to their attention several times (she notated it on the move-in inspection sheet, in a phone message asking if she could have it repaired in lieu of rent for one month - she offered estimates that she got for the work, and which were actually more than the rent -, and again verbally to the rude woman) but they’ve done nothing about it. She mailed in the inspection checklist, and when my neighbor asked her about the deck repairs, the rude woman responded as though they’d never seen or heard anything about it They seem to pick and choose which phone messages and mail they acknowledge receiving.
… and Sassy, no I wouldn’t go “ballistic” and sue if there was justifiable reason, such as is the case here, unless you think a major illness is just another excuse, too. But thanks anyway.
Thanks for the responses … and to those who think that this is an “excuse”, I pray that you never get sick… how the h*ll is requiring major surgery an excuse? You need to learn the difference between an excuse, and a REASON. And NO, they don’t know that she’s moving, she only gave them a “head’s up” as to her situation …I guess you missed the part about “not yet evicted” and “no 30-day notice” … it doesn’t surprise me that you’re a landlord. And to those who think she squandered the money elsewhere … I pray that you never are out of work for two or more weeks and are unable to pay your bills … and to those who think that everyone can put away a “nest egg”, you must be rich, the rest of us aren’t. But thanks anyway. BTW, she’s not forcing anyone to help her, this is someone who has been gracious enough and enough of a friend to step forward on their own accord.

This proposed Energy Audit is a high end service that immediately reduces the customers energy costs. Most audits only produce a specific checklist of things for the customer to change.
My proposed service includes a blower door test (to find air leaks), a furnace/gas appliance combustion test and adjustment, an Air conditioner inspection and freon top-off, Free to you CFL bulbs in all lighting locations, an installed Water Heater blanket and the report all energy auditor give.
I need an honest answer form the community of what he would pay for this service. Freelance Energy Auditors charge from $350 too $500 for a basic service. The free audits aren’t free, there refunded by tax incentives as is my service. Homeowners can through State taxes recover up to $2000 over 2 years.
