Open Question: What are my options if something was not done?
My closing is this coming Friday, and I’m having the final walk through with my realtor and a home inspector on Thursday. The seller agreed in writing to make certain repairs-using professionals and providing receipts to prove that the repairs were made. My realtor forwarded a “receipt” for plumbing work. It was a “proposal” with no mention of work done or costs. I couldn’t even locate the alleged plumbing company. If I find out the seller has done nothing (or not what was agreed), can I demand money at closing the next day? What are my options?

Voting Question: Are we being taken advantage of by our realtor?
We are in the process of buying a home. We wrote an offer on a house that we looked at a year ago… we called the realtor that showed us the property originally. Since we lived out of state she went to the inspection. Everything passed on the inspection and we continued with the contract. Since we were unable to get immediate financing we did a pre-occupancy. We moved in and are closing next week. This week however, it got cold and we had to turn our heat on. Furnace which passed inspection does not work… are we to pay for this? We were also told that the previous owners had a professional landscaper taking care of the property… when we arrived EVERYTHING was dead and the leaves had not been raked in over a year…
Our realtor obviously lied to us about the landscaping… is there anything that we can do about the furnace or the landscaping? Can we go after the inspector?

Resolved Question: How to nullify a housing contract in CA?
I am a college student in the county of San Bernardino. We recently signed a contract to a house and have not currently moved in to the home. Upon further inspection we discovered a cockroach infestation and mold in the house. The landlord has adamantly refused to admit any problems with the house but we the tenants see it and have photographs of the roaches roaming freely at night in the house as well as the mold in one of the rooms.
Disgusting as it sounds, this is the house that we signed a contract to and we(my roommates and I) do not wish to live/rent this house. We are going to hire a professional mold inspector to examine the house and although confident that he’ll support us, I have to know if there is a plausible way to nullify the contract once we receive confirmation of mold build-up.
As a note: we are aware that we can take this to court but that takes a lot of time in which we do not have(as well as money).
