Open Question: My realtor suck!! Make sure you interview a realtor!!?
My boyfriend and I was introduced to a realtor through one of his co-workers ( it’s his brother-in-law)……I wasn’t really pleased with the homes he was finding us and when I finally put the pressure on him he found 3 homes that were recently built and awaiting a buyer. He knew all along that if he could get us in one of these homes the builder will pay him $3,000. Well after looking at these 3 homes he rushed us in decided which one we liked and after that took us right to the sales office. We didn’t even get a chance to look at other homes because we were suppose to spend the entire weekend looking but we DIDN’T!!! After we signed and put down the earnest money it took our realtor 2 weeks to get us the inspector number which was on 9/11. When we called the inspector he was booked till 9/19. Our realtor was a no show at the inspection and he called us an hour after we were all suppose to meet at the house. After that we the inspector found some problems that need to be fixed which took a few days and we were really suppose to close on 9/21 and that didn’t happen. Well we were suppose to close yesterday but someone stole our microwave and the builder wouldn’t let us move in without it and all of sudden my realtor is know making the calls, sending the emails, calling us…..we’ve never heard from him this much and we assume it’s because when we close….he get’s PAID!!! Is that why he is so aggressive now???

Open Question: Should I allow foreclosure, file bankruptcy, and/or walk away?
I bought a home for 130,000 3 yrs ago which was well in my means at the time. I put 10,000 down. I love this area and wanted to live here for ever. I was told my payments would be 900/month but by the time I closed and after all said and done my payments were 1500/month. It was too late for me to turn back. Even after I found this out I did all I could to make the payments with hopes of refinancing years down the road. I was doing ok until I lost my job a year ago.I am currently participating in a loan mod program after falling behind on my mortgage. Now my house is in dire need of repairs( Serious foundation work, no heating system, and roof needs replacement before it collapses.) None of these were apparent to me at time of purchase, and I had 3 inspections, none of which found any of these problems. Now I cant possibly do these repairs and afford the mortgage at the same time. I am told my house is only worth 30-40,000 now and I still owe over 100,000. I dont know what to do. I call my mortgage company regularly and they are aware of my situation but outside of my current loan mod (which brought my payments down to 1,250/month) they will do nothing for me. I have poor credit and cannot refi. Should I let them foreclose, or just walk away? Please help.

Open Question: The house I rent is being sold. What are my rights during the home inspection process?
We are wondering what will go on during the inspection. We will be home, since all of our personal property is here. Is the inspector allowed to move our furniture and take the stuff out of our closets? The realtor just told us that we have to have “all areas of the house accessible” and that they will be here from 10:30 am until 2pm. The realtor and owners have had no respect for our family through this process and I want to make sure we are not taken advantage of because we are not knowledgeable about this process. We live in Hawaii if that makes a difference.
