Voting Question: Real Estate: How do I handle Heating and Air letter failure?
Had H and A inspection on home, failed inspection, all 3 units prob 20 years old, needing a total $1,700 repair to make them passable. I will not accept them as being only passable to have them fail in the near future. Contract is written so I may provide addendum or refuse contract based off of findings. However, I do want the home. Therefore, I want 3 new units installed so it’s passable. I will split the cost with seller 50% if they will accept. However if the contract does not go thru to closing for whatever reason I will need a way to recoup my cost I invested. Is there a better way to handle this situation?
Any more suggestions please…
For the second reply to this question: (1) It was not disclosed that the units were defective (2) The units have to be repaired to pass inspection and only then will be marginal and will fail in the near future (3) Why would I go buy a new home just because I want the H and A units to not have deficiencies? (4) The purpose of the inspection is not just so you can walk away but to attempt to resolve issue and move forward with the contract. (5) The Seller is motivated
Voting Question: If new applicant wants to rent the property I was accepted Can the real estate pass it to the new applicant?
My rental application form has been accepted and paid the first month rent and 1 month bond already. but the property I’m going to rent from next Friday is still on the market(internet). and is still mentioned about open inspection time. The open inspection time is this Saturday. If any applicant wants to rent this property and increased the rent, Can the real estate pass this property to a new applicant?
I have not yet signed a lease agreement form. I’ll sign it when I get the house key.
Voting Question: How long does it normally take for a seller to terminate a real-estate sale?
I had made an offer for a house, but another offer (for much less but in cash) was accepted. However the “winning” buyer inspected the house and figured it was too much work and wrote her termination contract last week (around Tuesday).
I got a copy of the inspection and decided it was still a bargain so I re-submitted an offer. However for some reason the bank is taking over a week to cancel the last deal so it can’t even review my offer.
How common is this sort of thing? Should I contact the bank myself?
For the record, I have already asked my Relator about it a few times and he just tells me “I don’t know why it’s taking them so long but I’ve asked and can’t put the house back on the market until they finish the termination”. It has been about 1.5 weeks since the last potential buyer dropped out and the house is now listed as “pending continue to show”…so I wonder, what gives?
BTW, just to make it clear, the bank is the seller IE it is a foreclosure property.
Another note: for both of my offers I came with a pre-approval in hand.
