Open Question: should i check my attic out?
i’ve never been up there and there’s no way of getting up there either. i’d have to cut a hole in the ceiling….should i do that? or leave it alone? this house is over 100 years old and i just moved in this year. it’s brick. roof is good. the city inspection passed but i wasn’t here and i know they didn’t go up?
Voting Question: Buying first home: How to negotiate (private seller) closing costs etc?
My fiance and I are looking into buying a 3Br completely (and I mean absolutely everything) is brand new - walls, plumbing, electrical, water heater, roof- They flipped it & the guys been in construction for years. The only thing leftover from the old house is the poured concrete foundation.
They’re asking 178k. We got pre-approved for a 165k loan
We have 5k as a downpayment
Heres the question:
I want to negotiate that we pay 165 for the house and the seller pays all (or most) closing costs. Since hes not going through a realtor, would this be asking too much?
Also, how much does an inspection/termite inspection/title check for liens and appraisal cost and who should be responsible for paying this ? (If I am, can someone please ballpark how much this would cost?)
I really believe this home is in fantastic condition considering everything is completely new & his workmanship was well done.
Pretty much, we have 5k to use for getting a house, really not much more than that, so as its a buyers market we want to propose he pay the rest (its been on the market over 6 months)

Voting Question: How to replace [rental] house roof in order to sell?
When we moved 2.5 yrs. ago from our house we put it up for sale for a year, but it didn’t sell due to the bad timing of the market, so we were forced to rent it out. It’s been rented the last 1.5 years and we plan to put it up for sale again soon, once the market improves a bit. The house has a shake roof which is 35+ years old and is overdue to be replaced. We know it won’t pass inspection for the 2 yr. certification, so we need to replace it to sell it. We are completely maxed out financially and worried how we will get it replaced? Does anyone have any suggestions, advice, or creative ideas?
