Voting Question: Need some helping wording a letter to a real estate agent?
We rented a home out, that has been mistreated by the tenant over a 31/2 year period.
Nearly resolved all we can from the tenant for the damages.

We have asked the real estate agent to produce reports on their inspections of the home that is meant to take place every 6 months. Replys so far - they can’t locate them.

We need now to send a letter to them asking them to produce a full inspection report for the 31/2 year period and give them so many days to reply. (suggest 14 days). I gusee if they don’t reply we will notify the court system.

We beleive we should be intilted to some compensation of mangements fees ect. plus the house has been defaced over the period of time which can’t be fixed.

Would be thankful for wording of such a letter.
We beleived the inspections where taking place. We never received inspections reports but did previous to this tenant. We certainly recieved a statement each month with there fee’s deductions as managers. The main thing , it is in our contract inspections will be done. You can only get a percentage of damages - tenant is protected for some reason mainly because they have no money. A contract is a contract. Inspections will be done every 6 months. We are mainly looking at fees they took from us. We are asking for help writing the letter.

We told them we didn’t want to buy it in the contract negotiations. I just thought the inspection was supposed to be about fixing stuff, not adding something like that.
To ibu guru - the house sold before the listing even went live. Don’t think that was an issue.

Resolved Question: Having a dispute with a home inspector about a roof, can he send someone to my home when I’m not present.?
I had my home inspected by a home inspector. Their were issues with the roof that he did not state on his inspection report. He wrote the “roof was in sound condition” but after talking to the actual employee that did the inspection he said the “roof was at the end of it’s life” at the time of the inspection. I’m taking the owner of the company to small claims court to try and get this matter settled. I went on vacation to Florida and the owner of the Inspection company sent one of his roofers out to my home and got up on my roof for pictures and a report. Can he legally send someone to my house and get up on my roof without my consent? I live in Illinois, I don’t know if this would vary from state to state.
