Resolved Question: Unresponsive Landlord?
Ive moved out of my rental home in sacramento ca on May 30. My landlord made numerous accusations about what was and want broken but she never did a move in or move out inspection. I consulted a friend who deals with rental and he said that i should be able to get my full return back. She has broken protocol numerous times including giving us estimates with no receipts or labor charges. We wrote her a letter and faxed it to her as well as a certified letter. Seems as if she doesn’t want to deal with us so she hasn’t picked up the letter form the post office. Who do i contact in order for her to respond to us? There has to be some organization protecting renters. What should i expect? thanks

Resolved Question: DID MY CAT ACTUALLY CHOSE ME?
Something amazing just happened to me - so much that I just want to share it with the world!

On April th 18th my fiancee and I went to our local SPCA to adopt a kitten after we lost our 15year old baby. At the very first cage there was a siamese starring at me and I couldn’t resist entering the cage and picking her up. I told my fiancee this is the one, there was no need to continue the search but he insisted in visiting all the stray kittens. At last he asked me which one - and I said I told you - the first one. We completed the forms and the SPCA had to visit our home on the Monday (20th) before we could take her home. On Tuesday I called the SPCA because no one visited our home yet. They explained that their inspection van was in for service and that they would visit us on Thursday since the Wednesday was a public holiday (South Africa). The Thursday afternoon we already decided on a name - Skye. But no inspection van had visited us yet. I drove to the SPCA on Friday only to get the worst news EVER! Skye passed away on Tuesday evening. Heart broken I asked them to phone me as soon as a siamese kitten came in.
Four weeks later I got the call…a siamese kitten was adopted and returned again to the SPCA and she is mine if I want her. I took leave from work and drove right then and there to pick her up. I named her Coco :) a shy, drawn back, most relaxed kitten.

Today I decided to get the details from the SPCA and to call the previous owner to thank him for taking the time to bring her in and told him how she changed my life. And then the shock waves moved through my body as my brain did the calculations…Coco is ACTUALLY Skye! He adopted her on the Tuesday when a volunteer worked at the SPCA since everyone was on leave and the SPCA thought it was best to tell me she died to cover their mistake. He retured her because she was naughty and he could not control her…NOT the Coco I know! I am not going to take any action against the SPCA - I am just so thankfull Coco found her way back to me. My question is, although my heart know the answer, could it be that Coco chose me that day? Could it be that she knew the previous owner would take her back to the SPCA if she was too busy and naughty…And did she know that her mom was right there, waiting for her?
KIA - It is a BIG pleasure! I am going to keep naming her Coco since she already respond to it :) but she will always have a second, or rather 1st name -Skye :) Feury’s Mom - Thanx! Feury is adorable! I love his eyes! A real gentleman!

Resolved Question: Are we responsible for damages in the home we rent?
Please unless you really know this answer don’t give me false information. You can give me advice on where to get the answer and such. Thanks in advance.

First off, I take wonderful care of the home we rent and the property management company does quarterly inspections. Recently I have had an issue with the management company and sad to say on my behalf, I looked at the AZ Tenant Landlord Act for the first time. Viewing it I found another issue apart from my original issue:

We never did a walk-thru on the home and never filled out a form stating the damages to the home prior to when we moved in. We had an appointment to do so but the property management company said they already completed it & had photos. We never signed a form stating the damages. The home was and is still in great shape. But before we moved in, there are some damages (i.e. garage cabinets look like someone ran their car into the doors, a hole in carpet, few red stains in carpet, cracked toilet seat, some pebbletec missing from pool & a few minor things.

MY QUESTION IS: IS THERE ANY POSSIBLE WAY THEY CAN GO BACK AND SAY WE DID THESE DAMAGES?
