Voting Question: first time home buyer question…?
this whole process of buying a house has been extremely frustrating and aggravating. there have been so many times when i have just wanted to back out and forget the whole thing. here’s a short time-line. we are doing an FHA mortgage and our offer was accepted on june 5th. we had the house inspection done by june 14th. after the inspection there were some questions as to whether the furnace was working since the gas wasn’t turned on so our Realtor advised us not to submit the mortgage app until those concerns were addressed. we submitted the app on june 24th. the FHA inspection was finished the first week of july. today (aug 3rd) the underwriters finally approved the loan. now the underwriters have approved the mortgage….how long until we can close on the house? is it almost over?? or do i still have more frustrating weeks in my future?
ok here is some additional info….the house is vacant, the sellers don’t currently reside there and honestly i think they just bought it to flip it since before they bought it, the house was a foreclosed property.

i guess my real question is how long does it typically take to close after the loan has been approved?

Voting Question: FHA/VA home inspection - appliances required?
My husband and I are putting an offer on a home. The home is completely updated, but the previous owner did not leave the range, dishwasher, or fridge.

We have no issue with purchasing these items, but have been told by a bank rep that the VA will require that a working dishwasher and stove be in the home at the time of inspection. I have searched for VA property requirements to confirm, but with no luck.

If this is an issue with VA, would it also be an issue with FHA?

Any help is appreciated.

Resolved Question: Will missing light fixtures, paint, and GFIs affect an appraisal?
We are in the process of purcasing an REO. After the inspection, the bank who owns the home agreed to repair leaking pipes, and replace all plumbing fixtures (faucets, toilets, valves, etc.) They have done that, and replaced the drywall they had to cut in order to access the pipes. The only other things “wrong” with the house are: the repaired drywall was not painted, there are no GFI outlets near water sources, only standard outlets, and there are two light fixtures missing, one in each bathroom. Before we have our appraisal done, should these things be taken care of? The bank who owns the home is refusing to do any more repairs, and the cost of these items is so minimal that we are willing to do it if we need to before appraisal. Is this something we should do, or can we wait until after we close? This is an FHA loan through USBank, if it matters.
