Open Question: home inspection closing costs?
I am a buyer currently in the mortgage process for a home. I just did a home inspection on the property which i paid for upfront. In the meantime, the bank is still working on doing its end of processing the loan application. Is the price of the home inspection something that is included in the closing costs? Meaning can i deduct whatever i just paid out to the home inspector from the ‘total cash needed from borrower’ at settlement? Or is this another expense incurred that is completely separate from the final closing costs? Any money I can shave off the final closing costs would be great…i’m hoping this was inclusive in the quote the bank gave me for settlement…

Open Question: Electrical defects found in home inspection. Should I be concerned?
Home Inspection brought up some defects in the electrical section and I am a little concerned about how the deck is built on. Should I be worried about the electrical or deck and what do you think the cost would be to make these repairs? The notes the inspector made are:

We find no main breaker in the main electrical panel box. It may or may not be required of this
house to have a single main breaker. It is considered modern standard practice to be able to turn off the
electric to the whole house with 6 or fewer throws of a switch. It is advisable to confirm with a specialist if
the main overcurrent configuration is adequate for this house.

There is one circuit breakers in the main panel which are serving more than one circuit wire. Most
breakers are designed to accommodate only one wire. Introducing a second wire into the connection may
interfere with one or both circuits creating an increased chance of arcing and overheating. This is a safety
hazard and it is advisable to consult with a licensed specialist to discuss options for proper overcurrent
protection.

The at least three receptacles at the downstairs are mis-wired. The nature of the defect is not
identifiable with the circuit testing device we use. It is advisable to treat any type of mis-wiring as needing of
attention by a licensed specialist.

The GFCI outlet at the hall bath is a non-grounded outlet (as marked “OG” for open
ground). This is considered a functional circuit interrupter, however, it should be labeled a non-grounded
GFCI and it is not as safe as a grounded GFCI.

Voting Question: What are the maintanence and unforeseen costs of running a radon mitigation system once it has been installed?
My partner and I are looking to purchase a home however the inspection came back with a radon level of 16! Which I know is high. The estimated costs to put in a mitigation system is 1600-1800 and I’m wondering if there are extra costs/ concerns we should have. Thanks for your help!!
