Resolved Question: What if we bought a house with cash. What would closing costs be?
Pretty soon we’re expecting a pretty big check due to a law suit and are hoping to spend cash on a new home. We have been searching around Texas (specifically Dallas) and have found several homes around what we were looking to spend. So let’s say we buy a house for $40,000 cash, what would our closing costs? And do you know of anyway to avoid paying closing costs?
Would we have to pay a Realtor in order to even search homes? And last but not least, if the owner is listing through a real estate agent, and we offer them cash, can they skip the whole Realtor process?

i got a quote from one honda dealer and they would do all of the listed for 325+tax:
Oil & Filter Change
Inspect fluids - fill as needed
Inspect accessory belts
Change transmission fluid
Change antifreeze
Complete engine tune - includes:
Replace rotor - Inspect dist. Cap
Replace air element
Set engine to specs
Inspect emission controls
Replace Brake Fluid

Well i ended up going to another Honda dealer and they first quoted me all this stuff for 525 + tax until i told them i had a quote for 325 + tax somewhere else. So i sent them the email i had on the quote and now they are saying that the only thing i am missing is a ac micro filter so all the things listed + oil change and the ac micro filter is $475. So i hace two questions
1. Arent the things listed with the $325 basically include what is done at an oil change?
2. What is a ac micro filter and do I really need it? this is what the service guy says in his email back to me “THE PRICE AT $325+TX I CAN MATCH, BUT WITHOUT THE A/C MICRON FILTER. THE FILTER IS VERY IMPORTANT THOUGH, AND WHY THEY DONT INCLUDE THEM IN THERE SERVICES….I DONT KNOW. IT IS LIKE A HOME FURNICE FILTER. IT FILTRATES ALL DUST PARTICLES THAT COME THROUGH THE VENTS. IF THE FILTER DOES GET CLOGGED UP…IT CAN EFFECT OTHER THINGS.”
i just want to make sure im not getting jipped.
please dont tell me to look at the manual, we bought the van used and there was no manual included.

The FedEx I have come to know over the past 13 months is not one I am proud of in any manner.
As someone who grew up with them, I came to trust and respect their name and reputation and their ability to get the job done “Absolutely Positively Overnight” without incident.
Last year when I moved to Seattle, I sent three sets of boxes, for a total of 88 boxes out west via FedEx Ground and FedEx Express.
Many of my air packages were involved in a “sorting incident” and were damaged - most of them electronic items and my ground packages were even worse.
Forty-two of 44 packages in one of my three multiple piece shipments were opened, pilfered through, and repacked -the contents of twenty of them never even made it to me. Instead I was told of a service delay, received a partial shipment and the following day, a courier holding BOX TOPS was accompanied by a FedEx Seattle Executive in a Business Suit. She said nothing as the courier asked me to sign for the box tops all with labels stating “WE ARE SORRY BUT….” then an appropriate box was checked ranging from “box opened in transit to box damaged in transit to some contents missing to contact claims”.
I started the claims process and had to go back and recount the shipping end as managers watched a video of the entire process but without audio - they asked me to type a detailed description that ended up being ten pages long - and was one of many documents I ended up having to type in this 13-month process. FedEx stated they were not liable for damage as there was no declared value. WRONG. After taking 3 1/2 hours of processing these packages, a procedure I was forced to do as there were no male employees present, I was happy when we were finished and I told the agent to add $80,0000.00 as a declared value - this amount varies depending on whom you ask. I had recalled thinking $60,000.00 but my notes that day as to boxes and content reflect $80,000.00.
The agent working that day REFUSED TO PLACE A DECLARED VALUE ON ANY PACKAGE stating it would take another 3 1/2 hours to add the declared value (FedEx doesn’t call it insurance, a nice legal scam I hope is now revealed to all) and that she was tired and wanted to go home. She added that many of the boxes had original FedEx labels on them where they were sent to me by electronics vendors and that if they arrived safely once, they would arrive safely again. Further, she stated that all packages had an automatic declared value of $500.00 on them (I was later told that amount was based on content and not class of service - if it had been based on class of service, they packages would be “insured” for $500.00 for air freight and $100.00 for ground freight - this came up with one of their attorneys yesterday).
There was no air conditioning working that day (in Memphis in Mid May the temperature is in the upper 90’s). I was dripping beads of sweat as I placed items on and off the scale, was asked to place bar coded labels on each package and then was led to a door that is the threshold to the sterile airport area and told where to place my boxes (in slots next to “cans” then large freight bins that are loaded on to aircraft for transport) where I was left completely unsupervised. Three agents on duty, all up front doing something at the counter along with complaining about the manager and refusing to help me, and I am left alone in an a warehouse that is a secure and “sterile” area - with no supervision other than some video cameras.
After moving almost my entire shipment to this area without help or supervision (all of this was recorded on numerous video cameras) their computers went down and I was forced to bring back all boxes for reprocessing - including lifting each box back onto the scales and placing new bar codes on each package. I was exhausted and had a flight leaving for Seattle at 6:00AM the next morning. The agent also pointed out FedEx’s safety record and the fact that the likelihood that something would happen to all of the boxes, barring some massive incident, was highly unlikely (I only know of two FedEx incidents - one in EWR and one at MEM one was an MD-11 and I believe the other one was an MD-10 (modified DC-10) where FedEx had a massive disaster - with all crew members surviving. That is aside from the hi-jacking of flight 705 in 1994 where all crew members were attacked by a fellow disgruntled pilot heading home and attempted to kill the crew in flight forcing the captain to fly the DC-10 upside down over Arkansas until he could get vectored back to Memphis - that crew survived but received injuries so severe that they would never fly again). Knowing that security and handling at FedEx is as tight as it is, I felt comfortable enough to leave the boxes containing everything I owned in the hands of FedEx.
And then I found out that FedEx doesn’t always handle their own freight - especially West of the Mississippi. FedEx uses third party carriers. Many of whom have questionable safety and security records and few of whom do more than scan a package somewhere in transit or have highly technical security systems in place.
As for may packages, I was told most of the pilferage took place in Portland where employees felt a need to “Inspect All Packages” including removal of all contents and then repacking my boxes. REMOVAL OF ALL CONTENTS - they did that alright and kept most of it for themselves, cameras, computers, printers, clothing, lamps, photographs and I could go on.
On three occasions so much had been taken the there were weight discrepancies at transfer points into Seattle. And further, into Kent where I was eventually (many months later) told the people handling incoming freight saw that boxes were arriving completely empty but there were so many (40) that no one wanted to do the paperwork.
FedEx feared this would become public knowledge and damage their reputation. They offered me just over 13,000.00 in freight refunds and “hush” money to at least replace some basic items of clothing and computers until they could interview everyone involved - almost 30 people and decide how to handle this. At best they admitted based on the confession of the agent refusing a declared value that I was entitled to $44,400.00 and that money would come out of corporate - if FedEx listed it as a claim it would cause their insurance to go up in every aspect of freight handling from air to trucks to ground to people and they couldn’t afford that exposure.
Coordinating this settlement was one woman who was responsible for how this started out and the reason that traditional FedEx claims never got involved. Yesterday she had her cell phone disconnected and her extension at work changed. And FedEx took the new position of “we owe you nothing - if you feel the need to take it to the media, go ahead”. That came straight from their attorney. They knew this would be published here and in various media outlets and stood firm that I should be content with $13,700.00 - money that doesn’t even scratch the surface of the value of what they lost, stole, and damaged.
If you would like the attorney’s name and number, feel free to write. What they have offered is the equivalent of spitting in my face. And that is how I was treated by their legal department.
The reason this went to legal is that this incident reached a peak in December - Christmas time, the one time FedEx didn’t want this story to get out and the one time I had a bargaining chip to get reimbursed for all that was damaged and stolen in my move. I was begged to not go to the media and not make an issue of it at Christmas time and then later that if I did, I would get nothing in terms of a settlement.
Well, I came to Memphis for a settlement and after having been put off and delayed due to a variety excuses sit here with no check and question if I will ever see another one. I’ve been lied to so many times that I don’t know whom I should believe and trust.
After all this is the same legal team that put me off to take off half a day on Friday, take a picnic and go on golf outings. They’re having a great time as I sit with pretty much nothing to my name - many of you may recall my blog from January where I photographed one of the many boxes stating I was walking away from holding onto boxes of damaged goods. I will place a link here when I have time.
Upon arrival last year, FedEx said they would investigate - and then picked up some boxes for inspection. Of those 14 random boxes, they kept two of them and I have never seen them again. But I learned a lot from the courier that came to get them - those people are sub contracted, they wear a FedEx uniform and drive FedEx trucks but are not FedEx employees. The proof was in the redelivery where boxes were left in my driveway - all day long with no notice of delivery or an attempt to put them somewhere to shelter them from the rain. FedEx said that they were the carrier and declared value holder of the missing boxes and would reimburse me if the boxes and contents were not recovered after 90 days. I’ve never received a cent from that incident.
In the end, I can thank all of the people in Portland who have new camera equipment, Computers, Printers, monitors, laptop, camera, 400mm lens, 300mm lens, clothing, shoes, receipts, files, credit card statements, photographs, prescription sunglasses, prescription eyeglasses, my stereo, and all my Northwest Photography on flash cards and external hard drives along with everything else you took from me.
You see there is no way to replace pictures - many of which were from my childhood - luckily some of them were scanned before you took those. And as for those in frames, I did get the box of broken glass and a few scratched pictures.
I don’t know what happened to the credible FedEx I once knew, the one for whom my first flight instructor flies or whether or not the refusal to physically handle my packages in Memphis is what led to my diagnosis of MS (one of the first things I was asked was have you done anything extremely physically exerting that may have prompted this progression of this illness since you started having symptoms in May?).
As for trying to find legal counsel, I found counsel and was asked by FedEx’s attorney and representative to drop counsel if I wanted an out of court settlement and foolishly I did. And I was taken advantage of in the end.
I know many people that work for FedEx, almost all of them the best of people to know. And in Memphis, you can’t ask for a better employer but what they did to me and then your attempt to string me along for 13 months only to leave me with nothing for all that was lost stolen and damaged in unacceptable. Shame on you FedEx and Your Memphis and Portland Employees that confessed. You told me no one was fired only “Severely Reprimanded” and they all kept their jobs. Guess what else they kept? My personal possessions.
Your employees stole the tools of my trade, kept me from working with anything more than the basic equipment I bought to replace what you stole, left me without almost any clothing - yet you asked me to go online an print out everything I could remember that was missing then itemize that list and send it to you and then you foolishly faxed me your internal reports and yet you still won’t finish paying what you started paying.
If you were not responsible for this why did you pffer tp issue a freight refund in the first place or why did you give me so much as one check to keep me quiet? You said to go to the media. This is step one. Next will be many other agencies and governing bodies that have more authority than I.
I remember back when some employees stole an entire pallet of IBM computer in the late 1990’s and you kept that from the media. I’m sure IBM was reimbursed immediately to salvage your account.
You’ve destroyed your own credibility as a freight company and you’ve threatened to sue me if this was leaked to the media - yet you gave me permission on a recorded phone call to release this to the media - for what? Free publicity? What are you going to get out of me that your employees didn’t steal already, anyway?
As for the employees that never got fired, well, I’ve never tried to get them fired but if you can keep them knowing they did this to one customer and not thinking they will do it again, you are setting yourself up for failure.
You did something wrong, tried to cover it up and promised to pay for your wrongful act -and you got away with it - your executives and every employee should be both ashamed and disgraced at what you did to one man and his possession and the fact that he faces a shorter life span because of all you’ve done, the stress he has incurred because of you and the limited options he has in his future due to your deceptive business practices and admitted theft.
Thanks to to you FedEx (and I can’t mention names but I have all of them) for taking everything I had with a few exceptions away from me.
