Open Question: What can I do if my landlord skipped to Honduras and didn’t return my security deposit?
My previous residence landlord/owner, has not returned my deposit. I moved out June 30, 2009, and submitted a 30-day move out notice and request for walk-through inspection with my June rent. I also called him and the on-premesis manager many times, and sent text messages, none of which were acknowledged. I left the place in immaculate condition and have pictures. Now it has been more than 21 days, I have not received a refund or an explanation of charges, or even a phone call. I tried calling the manager, her phone has been disconnected, and I tried calling the owner, his number is also disconnected. I went over there on July 21, 2009, to find the manager in person. She told me that the owner has moved to Honduras, and that she is sorry but I can’t get my deposit back. According to the County Assessor, and LAHD, his residence is listed as 20xx N. Vermont Ave., Los Angeles, CA 90027. That is in the building where I lived and rented, so I know for a fact he doesn’t live there. So I don’t actually have an address to serve him any letters of demand, or serve him with a small claims letter. What am I supposed to do? Did I just lose my deposit with no recourse? He is a member of AAGLA but they won’t help me with this matter. Should I (can I) sue the apartment manager?

Open Question: Can I sue my home builder or County for violation of code?
I bought my house in a subdivision in 2007. It was built at the end of 2006. My house has been struck by lightning twice this year and has caused thousands of dollars in damages. I had an electrician come out to make sure my home was grounded. According to him the code states you must have 2 grounding poles per this size home. He said we only have 1 and it doesn’t even feel like a whole one it feels like a partial one. Since we’re not grounded adequately this type of damage will continue to happen. Can/Do I sue my home builder, the subdivision or the county/state (for allowing it to pass inspection without it being up to code)?? Also how do I obtain a copy of what the code was back then?? What type of lawyer would I hire??

Resolved Question: Public Pool Maintenance Question…?
Regarding the differences between pools built in 1961 and today… specifically talking commercial-level pools- In an Olympic size pool with 2 drains (2 ft x 6 ft each) about 10-15 ft apart, what is a normal draining capacity (like as in suction power), how complicated is the process to drain it (I don’t want to know the process- just the complication level- basically can anyone do it or do you have to know exactly what to do in what order) AND in the pool that I am specifically speaking of, there are several lights where the light cover, bulb and socket has been removed leaving the exposed concrete baking and probably other parts. Some of these have begun to slightly rust. The lifegaurd told me that he had never even seen the lights turned on.

Anyway- how “safe” would you say this is?? I brought this up to a facilities director who stated that it passes a monthly inspection but wouldn’t that just be pH level which, being a pool that clearly no expense was spared in 1961 it should auto-regulate that anyway. Its not the rust that concerns me- its the drains and fear of electrocution.

This pool is in a university- it was probably the best of the best when it was built. Facilities says that there is no money to keep it up. Its a shame. Anyway, as I said, built in 1961. Its indoor, if that matters.Heated and kept at a constant 94 degrees F–it feels amazing. 85 or so meters long, 12+ ft deep diving well. Other than the lights, this pool is in amazing condition and is beautiful. The entire pool and pool deck are hand-laid 1inch square tiles–this is a really big pool. It consistently has probably the cleanest water I have ever seen in a pool- so clearly some part of it is taken care of…. just other parts are a bit concerning…
