A real estate broker friend calls you about a terrific deal on an investment property. A duplex in a lower middle class neighborhood is selling for $250,000. The neighborhood has been classified by the local police as fairly safe, and, upon inspection, you find the home and surrounding area are pleasant and well placed in terms of access to businesses, schools, and transportation. The property is expected to generate $700 per unit, or $1,400 total from rent per month. After expenses, the property is expected to generate $7,000 in income annually, before interest and taxes. Assuming the following circumstances, calculate your annual profit for each of the following, a through d:

•You are in the 28% tax bracket.
•Any tax benefits can be used to reduce loss.
•You qualify for an interest-only loan.
•You do not consider the home’s depreciation.
