Resolved Question: should i get my earnest money back?
ok…so i try an buy a house, i put up earnest money, i do a house inspection and pest inspection…all good so far…..now the bank goes in and get an apprasial and septic inspection, the apprasial is more than the loan will be for but the septic fails badly..has to be completly replaced before the bank can loan me the money….so the bank bails which means i have to bail also..the contract does state that the buyer should have all inspections done prior of the offer he will make..ok i did that..the septic is from the bank, not me..i asked the seller if they are gonna tell people bout this problem on the next offer and they say yes..now if they would have told me i would not have invested all my time and the banks time in this but at the time i was buying they didnt know bout the bad septic. Jus seems that i made them aware of this and they should refund my earnest money for the major issue i found..i’m not asking the refund for my inspections i paid for..jus the earnest money.

Resolved Question: Estimate of Settlement Costs?
Here is the estimate of settlement cost I got in the mail. I am in the process of getting approved for a home loan but don’t actully have a contract on a house yet. Anyway, here is what they sent me:

Appraisal fee 325.00
Tax related service fee 116.00
Settlement fee 200.00
Title Insurance 250.00
Recording fees 70.00
Survey 400.00
Pest inspection report 250.00
Overnight Postage 30.00

They do have other things listed but they are left blank, these items are:

Inspection fee
City property taxes
Abstrat or title search
Title Examination
Document preparation fee
recording fees
city/county tax stamps
state tax

Is there any reason why those would be blank? I just want to know how acurate these forms are? This is a rural development loan, (FMHA)!
The interest rate is 5.375% and I have no prepayment penalty!
It is a good faith esitimate that was given to me by rural development! Rural development provides Government loans for low income applicants.
I do have to have to pest inspection and the survey because the houses have to meet their guidelines in order to be approved for financing.
The terms are for 33 years! Here is the website that tells about the loans. It will be a 502 Direct Home Loan.
