Resolved Question: Renting out my house…?
We currently live in ND, but have a house in TX. We tried to sell it, but after 6 months, nothing. A friend said she had a friend who was in need of a home and all she could afford was $900 a month and no deposit/ 1st/ last months rent like normal. We have been making the $1200 payments on it and the $900 towards that would help, as would having someone live in the house since it’s not good for it to just sit there either. SO… our realtor drew up the contract, and since the renter is getting the home for low rent, no deposit and so on she is responsible for anything that happens in the home (all repairs.) Since the house has not been lived in for 6 months I said we’d pay to have the spring/ winter maintenance done. We did do that, they will come back out in the winter to do that maintenance then.

So now we are 29 days later. When my realtor showed up earlier in the month on a day both her and the renter agreed to do the walk through on, the renter was not there. The renter and the realtor have 2 different stories on if they’ve been in contact since, the renter says she has not. That she knows she didn’t show up to the walk through ’cause she was sick.

SO… today the renter called and said there is a leak in the toilet in the master bathroom and that yesterday the big burner was not working. That was letting us know, sounding like she wanted us to fix these things. I was kind of at a loss for words.

She said she was waiting for me to call an inspector, I said she was suppose to do the walk through with the realtor. She said the toilet was leaking before she moved in (29 days ago) and that the ac guys were there and noticed it was leaking (why were ac guys in the master bathroom, I don’t know???) I said this was the first my husband and I were told of it and that it states in the contract that she is responsible for all repairs. We felt we were being nice by having spring/ winter maintenance on the ac/heater. We also pay for a bug service, and there are HOA fees we pay for as well, so she’s really getting a deal on the house and her rent.

She said “oh I’ve been making a list of things around the house, I’ll ask one of my realtor friends for a walk through sheet.” First of all I thought the biggest point of the walk through is so that when she moves out she can prove that XYZ was already there, not so that we’d pay for everything to be fixed. I mean, I’m not evil, if things were problems when she first moved in that’d be one thing, but it’s been a month and she’s just now telling us of toilet leaks and one burner on the stove not working.

What is your opinion, is she trying to screw us?

Resolved Question: Need to disguise a scratch on my counter top? Any suggestions?
I live in an apartment and my husband and I are in the process of buying a house. We will be moving when our lease is up, but with a couple of light (but noticeable) scratches on our counter top the management will look for any excuse to rob us of our hefty deposit! (we have a service dog and they don’t like us because of so). I want to disguise them temporarily just so when the inspector comes they won’t notice it!! The material looks like this:

I’m thinking it’s just laminate or something cheap. Is there anything that I can find at a Ace Hardware, Lowes, Home Depot, etc. that will do the trick just to hide it temporarily?

Resolved Question: Electric breaker box with 100 amp service: how many breakers can I have?
If I have 100 amp service coming to my breaker box I only can have 6 15Amp breakers (100amps divided by 15 amp breakers) THAT does not make any sense …… Or I actually can have as many as box permits (for example my 100 amp box has 30 slots so I could have 30 breakers and one main one) Please answer if you know for sure ; ) you know its hard work and if township inspector will tell me that I have to do it again that will by sad…..

P.S. I don’t have a license but I have brain and years of experience in construction biz. Plus I’m motivated to do it right way because I’m wiring my home, so don’t worry about me doing hack job or getting shocked because I’m working safely.
I calculated that in all I will by using less then hundred amps.
