What’s Wrong With a Five Day Inspection Period? Only Everything …
If buyers uses the Arizona Association of REALTORS’ Residential Resale Purchase Contract, they are asking for a 10-day inspection period during which the buyer can complete their due diligence. (An inspection period is a function of the contract, there’s no law requiring it.) Due diligence usually means hiring a professional home inspector to check for issues and a termite inspector to check for critters and other wood-related issues such as dry rot. … read more…

Resolved Question: Policeman guilty of killing a teenage girl, while driving at 94mph without blue lights or sirens on…?
A police officer who drove his patrol car at 94mph without blue lights or sirens moments before knocking down and killing a schoolgirl is facing jail after being convicted.
PC John Dougal, 41, was found guilty of causing death by dangerous driving following a five-day trial at Newcastle Crown Court.
Hayley Adamson, 16, was sent flying through the air and died instantly when she was hit by Dougal’s Volvo estate car on a 30mph stretch of road in a residential area of Newcastle’s West End last May.
Dougal, a qualified advanced driver, was travelling so fast he had effectively become a passenger in his own car, and had surrendered “to physics”, an expert witness told the jury.
Retired police inspector Gordon Robertson said he “could not imagine” a situation where Dougal should have accelerated to more than 90mph, without activating his blue lights or siren, as he was about to enter a built-up residential area.
Hayley, dressed in a white tracksuit, was walking with a group of friends at around 11.20pm when she stepped out into Denton Road.
The court was shown footage from Dougal’s in-car video camera, including the moment the teenager was hit by the car and flung out of shot.
Dougal said he saw the girl and tried to brake and steer away from her, but could not.
Dougal was on a night shift when his patrol car’s registration number recognition system alerted him to a suspect Renault Megane which had just passed him in the opposite direction.
He turned his patrol car round, and sped up to a maximum of 94mph, slowed slightly as he reached the top of a hill, then saw Hayley step into his path.
She had been drinking alcohol that night, which may have affected her decision-making, but the court heard it was notoriously difficult to judge traffic speed, especially at night.

Poor wee mite didn’t and a chance. Drinking or not a car travelling at 94mph gives no one time to think.
What sentence do you think will be just for such a stupid and reckless action, that has resulted in the death of an innocent teenager?
Clay~~ traveling at 30mph is completely differnt to traveling at 94mph!! She stood no chance, he came over the brow of the hill, with NO lights, NO siren and at a speed that was not only a danger to himself but to all those around him. Yes he was chasing a car he thought at the time was involved in criminal activity, but he was OFF duty, and let his actions get out of control. As an advanced police driver HE is completely responsible for this and guilty of sever neglegence which resulted in the death of an innocent teenager!
Thank you Mark. I totally agree!
Resolved Question: any plumbers out there? PLEASE HELP! is my hubby being underpaid?
i asked this once but didnt get many answers last night so here it goes again…and im sorry i know its long. can you please help me?
my hubby started plumbing at the age of 18 (now 26) in residential. he can do practically anything when it comes to plumbing a new house. im really not sure what everything is called so excuse my lack of knowlege here. but i know he can do inside and outside work for the houses. now with the industry the way it is…he has moved on to commercial industrial plumbing and has been in this field for a few years. i couldnt tell you exactly what all he knows but he is very good at what he does i know (ive heard ppl compliment him) and is a very hard and dedicated worker. he is plumbing HUGE jobs alone (example…petsmarts, hotels, apartment buildings, ect). he is doing undergrounds and using equipment. he is working for a man (basically sub contracting but getting paid weekly for the jobs). this is the only man he is working for and he keeps him very busy since my hubby is the only one who subs thru him. he doesnt even have a helper (well on certain days my bro helps but not everyday). again im not sure what all he can do but i know he is doing these jobs alone…dealing with the inspectors, laying out the jobs alone..basically running the show. everything but finding the jobs. HE DOES NOT have any kind of a licence tho. the man who runs the company is the one pulling permits ect. right now we are working on him going to school to get a licence but the thing is…we cannot afford school!!! i think he is underpaid for everything he does. he gets a regular pay of 650.00 per week (not by the job as a normal sub would get). he is also not on salary so days when he has to come home early for things that didnt work out right he loses pay. we also pay for the gas in the van he uses (i know he subs and we are responsible for that but this is ran a bit differently…kinda like an employee). the company provided the van. the way gas is we are definately using a 100 weekly in gas if not more. so basically 550 weekly he is paid. also taxes are not taken out. any thoughts or advice would be great. i think he is underpaid but what do you think? could he go to a company as a regular employee and make more? again he can do it all and if he doesnt know he is a quick learner. outside/inside/escavating ect on commercial and residential he can do. thanks
