Open Question: What kind of loan should I get to finance a small diner that has a appartment on top that I will live in?
I want to buy a diner in a small town. It has a large apartment on the upper floor that i will live in. I called the credit union I am a member of and they said they don’t do Commercial properties. Is it a Commercial property if I am living there? the kitchen and the apartment have different entries. I have a full time job that I will keep, do caterings and have a farm stand on the side until my business grows then i will quit my day job and only do my business. Is there a special type of mortgage. The building is only $85,000. I had a health inspector and building inspector come in and everything looks good and I want to get pre approved before i make an offer. Everything looks good and I have made the decision to buy it. Now I need to get financed. Sorry About the long question. Thank you for your help.
Voting Question: Termites “MICROTERMES” found near the house while inspection?
I just had a building and pest inspection for a property which i am going to buy. While inspection we found some termites (the species is called microtermes) in the back yard under some wooden blocks but there wasnt any sign of termites near the walls. The building/structure report came out to be from “good/fair”. But on the report it says “at the time of the inspection the risk of subterranean termite infestation to the overall property was considered “HIGH”. But the inspector said to me that its not likely the house is infected. Now i want to know what kind of this MICROTERMES can do ? and whether its worth buying the property :NOTE i really like this porperty ![]()

Resolved Question: Is a licensed electrician required to install a service panel in Michigan?
I bought vacant land with a barn on it. I want to run power (a fuse panel, and a few circuits). The county electrical inspector says that it is state law that the property must be owner occupied in order for me to do the work (Michigan) otherwise I need a licensed contracter. Is that true? There used to be a house on the property until it burned down. Technically you can’t build a pole barn or barn without a residence according to local ordinance. But it is preexisting now, so its not in violation.
Okay so pretty much been decided that I need a licensed electrician. So I guess the other thing is my area is zoned A-1 for agriculture and the building is an agriculture building, but I plan on using it for cars. The guy at the county said it had to be used 100% for agriculture only storing farm equipment hay etc. I think that sounds like BS. If I ever want to put up a pole barn it will have to be an ag building. Do you guys know what requirements are for that? Say I create an ag building and put cars in it and maybe have 1 chicken running around. Is that legit? Also in michigan I am pretty sure ag buildings drop the owner occupied must hire professional restriction for wiring.

The City of North Charleston has issued me a warning for leaving my garbage can out overnight after pickup. This would be fine, except that leaving the garbage can out overnight after pickup is not something I do. I’m being warned for things I do not do wrong.
