Resolved Question: Does septic need to be cleaned before it gets inspected?
I am purchasing this home, if all goes well. I do know that the septic system has a condition. I do not know the extent of it. I called two different septic companies for estimates on getting it inspected. One states that the septic needs to be drained before it can get inspected but the other company stated it does not. Who do I believe? Of course, the company that states it needs to be cleaned is charging me about double of what the other company is. Does it or does it not? Is it necessary to have it cleaned before a full inspection? Please help, I wouldn’t want to spend any more than I have to when the home isn’t mine yet, thanks.
Wouldn’t the tank need to be empty to get a well visual inspection inside the tank?
I believe this is an old system…has no leach fields instead it has a cesspool/dry well. I did notice that a section of the back yard grass is moist like when soil subsides? Not sure if this has something to do with it or not. I do want a full inspection of everything and anything that has to do with the septic system, therefore, I’m confused how these two companies are contradicting each other.

Resolved Question: Can you contact the seller directly if they have an agent?
We have a contract to buy a new home. We just had our inspections done and found that the septic system needs at least $1000 of work. We have a buyers agent who came up with an addendum to our contract that states the seller has to fix it before we move in for us to actually buy the house. The problem is that when we read the addendum we decided if someone sent it to us, we’d be rather irritated. It’s not a very friendly thing. We want to contact the sellers directly to work something out with them for the septic so they don’t feel like they are getting screwed and we don’t either, and we would then put whatever we agree upon into the addendum. Can we contact the seller directly, or is that a big no-no?
