Open Question: FHA Loan inspection approval?
We have an offer approved on a home built in 1912. The home is structurally sound, but there is peeling paint on the porch. We are in Massachusetts which means it is still quite cold up here. We know the FHA inspector is not going to approve of peeling paint. We have gotten permission from the seller to paint the porch. Our child is seven years old and we are not worried he will eat any paint chips so safety is not really a concern. We want to know if we should try to paint it ourselves now before the inspector sees it and encapsulate the possible lead paint. By the time he comes it will still be obvious that it is recently painted, and we want to know if it will be a problem. Paint chips are not scattered around on the ground , and it is not peeling to the point where we couldn’t cover it. When we read the answer to a similar suggestion for a person who was trying to refinance with an FHA someone suggested they would have to put some money in an account and promise to use that money to fix it when weather permits, but I must say that I am not at all interested in having a professional take care of it. Sorry but no. There are bigger concerns in life than worrying about a perfect paint job. We are having no more children and the paint is just not an issue. Another option we were considering would be to use a testing kit to prove the paint is not actually even lead paint, but I am not sure the inspector would accept this as proof that it isn’t a problem? We are having a home inspector come on Friday and were considering having him test it if the home testing isn’t good enough; would his findings be sufficient for the FHA inspector? He is registered with the national board of inspectors and is a very reputable (and expensive) inspector.
Any input anyone has on this would be greatly appreciated; Like I said we have no problem just going out there and encapsulating it in the middle of the winter so it will pass but we would like to know this will work before we try it. Thanks so much

Resolved Question: cost of building 20′ x 20′ home? Please Help?
I have 37.1 acres near Alamosa, CO. and plan on building an open-wide house, really simple it seems. The house will just be one open room. So, with 10 foot ceiling and 400 square feet, how much will concrete foundation, materials for house and everything cost. This also includes having the plumbing installed by a professional as well as an electrician wiring the house and inspection. Keep in mind that my county only has these two inspections and only requires a building permit. Also, do not include the cost of electricity because I know how to build solar panels hooked to controller hooked to inverter. The off-grid will cost me $6,000 So the electrician will just have to wire to inverter and a few other things. I will also hang the sheet rock myself and tape and mud and paint.So how much will just the foundation and framed house cost with metal roof?

Voting Question: ? Air Conditioning question, Regarding Air Handler, Need a professionals opinion ?
I was reading the inspection, for a home I am going to buy, and the inspection report said the AC was in marginal condtion, and then next that it said…..
“an air conditioning sharing an interior air handler supplies the air conditioning” Can someone tell me what this means, and if this is a problem. We are planning on replacing the AC anyways, but this mean it will require more than that? Let me know what you think.
