Open Question: How do we deal with this tenant? Thanks!?
A tenant that we had was given the keys a month before the lease was supposed to start so that she could move her stuff in the house. Then she found some mold in the garage and said she was going to report us to the health inspector. The lease that was already signed does not start until the 2nd of the month. We then talked to an attorney who said that we shall nullify the lease because we don’t want the mold to be toxic to her health. She refused to move before the lease after papers were served to her from our lawyer indicating that she should leave and so now we are considering moving to the eviction process if she doesn’t pay the first months rent. In the meantime, we will do our best to remedy the mold situation. How can we protect ourselves from potential law suits.

Open Question: I’m I obligated to tell landlord about a leak?
There is a leak in the garage but we didn’t notice it until 2 weeks before we had to vacate. So I figured that I won’t bother the landlord about it because she’s kinda mean and deal with it myself and try to cover up my belongs with plastic. As I began packing up my things in the garage I noticed everything was damaged from mold. I still didn’t make a big thing about it and throw everything in the trash. The landlord sold her condo and they the buyer had an inspector come out to inspect the place. There was a long list of things that needed to fixed, one of which is the leak in the garage. So the landlord called HOA and they said they will not fix the leak because the tenant didn’t notify us. So my question is can she sue us for this? We live in california.
Open Question: Mold??Mildew?In my home?
i live in a apartment where bofore I moved in there was broken concrete underneath the carpet in my room. I was told the problem was fixed and now a few months later…..Same problem i could feel the broken concrete I lifted the carpet and its is stained and smells of mold and or mildew. How can I get the management office to fix this properly? Can I call the health department or another inspector to come look at it?
