Resolved Question: Does a realtor know if a house is already FHA approved?
If the house has been for sale on the market for many days, surely it has been requested to go through an FHA inspection for a previous attempted home buyer. yes? So, Does my realtor have a little secret information on her computer screen that says “FHA approved” or “Not FHA approved”. Why does my realtor keep dragging her feet? surely, she has such information at her fingertips? Why am I always the one to call her? It’s interesting. When I told her I was ” pre approved for $65,000 (and MORE if I add my boyfriend)” she was bending over backwards to help me! She sent me printouts in the mail from their lovely website when my computer went down. Now, She will not even return my phone calls in a timely fashion, when I mention that I have seen $60,000 homes (they’re lovely! they’re perfect! of course! they cost $60,000, I expect them to be perfect!) I feel like I need to see a $39,900 house, just to gain perspective. Is it a total wreck? Are my chances for FHA approval out the window? why can’t my realtor just tell me that upfront? So, I am not wasting my time looking at these houses????? Does she have that information?

Am I supposed to seek a different realtor?
I am in MI, looking at rural properties for that low discount price. I think that’s an important detail. No one would find a house that cheap in LA or NY.

Resolved Question: Can you get in trouble with the landlord for having gym equipment in your apartment (no one lives downstairs)?
I’ve had a punching bag (with a stand of course), some dumbbells, a bench, and a barbell for a few years now. About 4 days ago my landlord came down to look at the stove because it was giving me problems and that was the same day I purchased my treadmill which at that time I was assembling. He seemed ok about it except for the comment that he made in a joking way which was “Are you planning on opening a gym here or something?” 2 days later he gave me a notice which stated that “City Housing Department requires an inspection” and the date. Am I in some kind of trouble for having this at home or is it just a coincidence? Are you allowed to have a treadmill at an apartment if you got a parking lot downstairs?

Resolved Question: Random apartment w/o notice search leads to city inspection. Is this legal?
I rent an apartment in an apartment complex in California. Regular apartment lease (no public housing, HUD, subsidized, or anything like that - just a regular apartment). I am a single guy living by myself. I am usually a neat person, but like anyone else sometimes I let my place go for a week or so if work stresses are high, not expecting any friends over, and I didn’t have time to clean up everyday. I admit, my place was not in the greatest shape but one day I came home and all of the lights in my apartment were off and my patio door was open. I NEVER turn all of the lights off (even when I go to sleep) let alone leave the patio door open. I was kind of pissed as I suspect this has happened once before (but could not prove it). Anyway, 2 days later I get a notice taped to my front door that the rental management and the city needs to perform an inspection on my apartment. I cleaned up my place, of course. They came, I wasn’t there, and again all of the lights were off when I got home but they left no documentation as to what was inspected and what was found. I called the rental office who confirmed that inspection took place but act aloof as to what was inspected, why, and results of the inspection. Is this legal?
Hi Landlord - The city inspection notice was 48 hours in advanced which was fine. I haven’t filed any complaints. The rental office has never contacted me about neighbor complaints. I don’t smoke, rarely do I play loud music. I take the garbage out daily. The worse thing I think I do is laugh at the TV loudly at times :) Hi Mavis - I was under the belief that Landlords can only enter apartments at random if it is city/state funded (i.e., HUD, subsidizeds, Section 8, etc). I’ll reread my lease and check into it.
