Resolved Question: Our home inspector didn’t check our bedroom wall and it is rotted and covered w/ mold. ?
I’ve only owned the house for 3 months and we just found it when removing the carpet. Now we have to replace the entire wall and part of the floor. He never went into the attic to check for leaks but only stuck his head up there. Now we are worried that the attic might have a leak. I tried to call the inspector and he is no longer in the business. Is this something he should have found? I would have offered a much lower price if I new this!!

Voting Question: Questions on Hot Tub care/ damage inside the Home?
I’m wanting to buy a house and Love it..but, it has a hot tub in the family room. I have heard nothing but horror stories..rotten floors, condensation, mold inside the walls? The room is 21′5″x19′6″, carpeted, also has a fireplace..two doors, two small windows, and sliding glass doors. The house also has an attic fan and humidifier. I don’t want to pay for a home inspection and end up paying for another later because of excess damage? So…is this enough ventilation or anything else that I should be looking at ‘before’ paying the home inspector? Or anything I will have to buy in addition to use it without damaging the home myself? Any help/ advice welcome. Thanks!
I definetly plan on getting an inspection, I just don’t want it coming back horribly bad and then having to find another house and pay for ‘another’ inspection..Just getting advice on anything to do beforehand? =o)

Voting Question: Possible slumlords? What rights do we have?
We moved into an apartment complex a few months ago and have found the place to be a nightmare. We have a 3 bedroom town home. We live in Arizona and it is a state law for the complex to supply adequate cooling. After 2 months of complaining about how hot our place was the owners decided to tell us the wrong size cooler was put in… that is was for a 2 bedroom… only to then find out from the maint. that it was really for a ONE bedroom!!!

Next, I have been getting these mosquito like bumps all over my body. We never had a problem with bed bugs in our previous place. I read that they can live in the carpet for months and the carpet was not replaced when we moved in and not cleaned as well.

All the apartments had an inspection and we did not have an upstairs smoke detector. We brought it to their attention a week after that they still did not replace it. We contacted the housing authority and an inspector. After the complex found out they rushed over and put one in (2 weeks after we said something to them) because they dont want to fail the state inspection.

We also had trouble with the dishwasher and was told by the maint. it was because it was hooked up to the cold water.

We also dont get hot water a lot of the time and was also told by maint. its because the owner fiddles and turns down the water temp to save them money. Although WE pay for the water, elec, gas etc. but they have it set up where we pay our bill to the complex and they pay the main bill. We believe they are making a profit off of us and will not show us the main bill.

We also have a form of mold growing on our bathroom wall. We thought maybe it was our air went because they painted over dust on it and it no longer had open vents. It was replaced and we were told it was sucking the air in the wrong direction and air was coming in from outside.

This is just SOME of our issues. Can someone fill me in on what rights I have and where to go from here?
These things took weeks/months to fix. They have 5 days for emergency problems and 10 for non-emergency. They ONLY came to fix them after code compliance was called. They want their money on time and I expect my issues to be taken care of on time.
