Resolved Question: Doing my own home inspection vs. hiring a professional.?
So I’m buying my first house soon, been bargaining and unless I’m outbid over the weekend, we should have settled on a price.

Now I’m not just rolling in dough, so $300 for a house inspection is alot of money for me. I am a carpenter, and a pretty intelligent guy. My realtor knows I’m a penny pincher, and said I might consider doing my own inspection.

He said that they pretty much just come in, test all the appliances, outlets, check the attic and crawl spaces for rot or water damage, check the chimney for good condition on the grout, check under the deck for rot, make sure all the furnace vents work, check for mold/deterioration on the roof, check under the sinks and other plumbing areas for signs of water damage, cracks from settling, and stuff like that. He said that its all pretty much visual stuff, that their not really doing anything he doesn’t feel I’m capable of doing, and most inspections only take about 2 hours. That seems like alot of money for me to be paying for 2 hours of time.

Is that really how inspections are, or are they alot more elaborate?

Is it something I can probably tackle myself if I find a good checklist and do a little research on the web, and spending multiple hours to be thorough, or is a professinal actually going to do a far superior job than I could hope to do myself.
